Natural light will be a hallmark of the Atria office development in Broomfield

A Class A office campus for a new generation of office tenants is coming to a 15.46-acre site along the Northwest Parkway in Broomfield.

Atria at Broomfield Corporate Center will promote a work-life balance with 176,588 square feet of office space immersed in natural light, “spectacular” Flatirons views, common outdoor work areas, and access to hiking and biking trails.

The two 88,294-square-foot buildings, each with atria, or atriums, on either side, will be wrapped on three sides with 12-foot floor-to-ceiling glass. Rollup glass garage doors and a garden-style courtyard will enhance the indoor-outdoor work environment.

“It’s a product that no one else has delivered in the marketplace,” said Ryan Good, executive vice president and partner at Etkin Johnson Real Estate Partners, which is developing the office campus. The single-story buildings will offer cost-effective space with high-efficiency HVAC, skylights and exterior LED lighting.

Construction is slated to begin in November.

“We are creating a product that a new generation of tenants wants,” said Good. Atria will feature open floor plans with exposed, 18-foot ceilings. There is a focus on natural light to maximize employee productivity and reduce energy consumption.

Amenities including open space, trails, housing and a hotel surround the high-visibility site, which will have signage on the Northwest Parkway. The parking ratio is 4.1 spaces per 1,000 sf.

Atria was designed by Ware Malcomb Architects. Delivery is expected in third-quarter 2016.

Etkin Johnson’s Broomfield Corporate Center is a 74.31-acre master-planned development with a mix of apartments, office and industrial and retail space.
